What’s Selling in New York City (Week 23)

With summer officially upon us and minds elsewhere due to travel limitations lifting, the market slowed noticeable this past week with 583 contracts being signed — down from the previous week’s total of 734.

The most noticeable dip in week 23 was in the 3 bedroom range, down from 144 contracts to 87 last week.

It’s worth noting that these drops are not unexpected and seasonal and the market still remains much more active than in years past for this time of year.

A few interesting notes on what’s selling

  • 53% of the deals are below a million
  • 72% of properties went to contract without a price change
  • 25% drop in Brooklyn contracts vs last week
  • 40% drop in 3 bed contracts vs last week
  • 86% were resale, only 14% New Development
  • 48 listings have a pool in the building
  • 43% of listings had no doorman
  • 15% of contracts were in all cash co-ops
